Reasons to use a project manager
CLPM act as your advocate. We are employed to plan, organise, monitor, and control your building project according to your wishes, giving you greater control and an opportunity to save costs.
We can optimise the delivery of your project in the following ways:
To reality check your project to match expectations with budget
To ensure work proceeds with a clear idea of budget and avoid wasted time and disappointment in cost cutting discussions.
To avoid conflict
To save clients having to troubleshoot on site when dealing direct with a builder.
To optimise your budget
A main builder is not the only route. CLPM are happy to explore other options such as sourcing individual tradesmen. Working on a fixed fee basis means we can transparently chase best value for our clients. With no mark-ups on materials or labour, clients are able to purchase materials direct, and introduce particular trades they have experience with.
For hands-on supervision
Visiting site on average 2-3 times a week to keep on top of progress and quality and head off issues before they become a problem.
Adding value during the process
1. Initiation
We work with you to define scope of project; fix parameters for budget and timings, suggest ‘best fit’ designers.

2. Design Phase
Set criteria for the design including budget, performance, timescales for production of information. Cost check information for consistency and robustness.

3. Tender Phase
Produce or check project programme, control work flow, check compliance with drawings, keep all parties informed of progress, check and approve invoices, produce cost plans, chair and minute site meetings, manage variations, liaison with local authorities, handover information packs.

4. On Site
Discuss tender route, discuss timings, discuss cost certainty and start dates. Draw up tender lists, analyse tender returns, recommend who to appoint. Source materials using our trade contacts.

5. Handover/Defects
Sign off with local authority, produce snag lists, finalise final accounts, gather handover information. Return to produce defect snag sheets, oversee clearing of snags, finalise accounts.
