The advantage to the architect
The advantage to the architect of using CLPM is that they can outsource what has traditionally been the less attractive fee-earning part of the project, whilst still maintaining confidence that the project will be delivered successfully with the design intent maintained.
We are used to working either under the architect or alongside. The architect maintains a degree of control and is kept as informed and involved as required; from attending progress meetings through to receiving copies of all correspondence and progress photographs. The specification set by the architect is the one we follow as it’s not in our interest to have to renew work on site. CLPM also liaise with the local authority or approved inspectors to make sure that statutory permissions and guarantees are obtained. The risk for on site workmanship is therefore also outsourced.
The advantage to the client
The advantage to the client of using CLPM is the opportunity to explore more on site delivery options and purchasing big-ticket items with bulk discounts via builders merchants etc. This flexibility and tight budgetary control results in cost effective projects, suits the risk profile of the client, and can make the difference between some marginal projects proceeding or not.
